This groundbreaking project showcases the potential for transforming underutilized industrial sites into dynamic, multi-functional urban spaces. The former industrial site has been reimagined as a 3-building complex that deftly navigates the challenges posed by intense manufacturing uses, surrounding rail lines and highways, and the City’s ambitious vision of creating a “Green Gateway to Jersey City.” The complex serves as a hub for multiple city agencies, providing a thoughtfully designed mix of spaces for offices, hearings, vehicle repair, recycling, emergency services, material staging, and parking.

The overall plan establishes a compelling sense of progression, guiding visitors through the site from the street to the southwestern tip, while skillfully addressing various site-specific factors. Three main buildings anchor distinct regions of the site, their irregular geometries a testament to the interplay of internal and external forces that have shaped their design. The project’s commitment to sustainability achievements includes LEED Platinum certification and net-zero electrical consumption, achieved through innovative strategies such as the repurposing of an abandoned warehouse’s steel frame to support photovoltaic panels capable of generating 1.1 MW of electricity while also providing shaded parking. The project exemplifies the successful revitalization of an industrial site, creating a sustainable, adaptable, and engaging urban environment.
